36 Companies Granted Licences to Trade in Real Estate
Thirty six companies have obtained licences to conduct real estate transaction in line with the government’s mandatory policy.
The government has made it mandatory to obtain a licence for real estate transactions exceeding Rs 30 million in a single transaction within all metropolitan and sub-metropolitan cities.
The decision was endorsed by a Cabinet meeting on September 25 following a proposal from the Ministry of Land Management, Cooperatives and Poverty Alleviation and will officially come into effect from March 9, 2026 under Section 26 (A) and (B) of the Land Revenue Act, 2034.
According to the Department of Land Management and Archive, although 135 companies were deemed eligible, only 36 have been issued licences due to failure to pay taxes by others.
A company or firm dealing in transactions worth up to Rs 50 million is required to pay a licensing fee of Rs 500,000 and those exceeding that amount have to pay Rs 1 million. The licence will be valid for five years.
Out of a total of 197 companies that applied for licences, 36 have been granted licences and other two are in the final processt, said the Department. Of the reviewed applicants, 30 have been blacklisted while 25 are still under review, said the Department.
The government had issued a notification in the national gazette on October 13, 2025, making it mandatory to obtain a licence for real estate trade exceeding Rs 30 million in a single deal.
The deadline for applying for a licence was December 13, 2025.
Licensed companies will be allowed to operate in six metropolices--Kathmandu, Lalitpur, Biratnagar, Pokhara, Birgunj and Bharatpur--and 11 sub-metropolitan cities--Dhangadhi, Nepalgunj, Dang, Dulsipur, Butwal, Hetauda, Jitpursimara, Kalaiya, Janakpurdham, Dharan and Itahari.
