Government Makes License Mandatory for Property Deals Exceeding Rs. 3 Crore

The government has introduced a new rule requiring any firm, company, or institution planning to conduct real estate transactions worth more than Rs. 3 crore to first obtain an official license.

Accordingly, the Department of Land Management and Archive, under the Ministry of Land Management, Cooperatives, and Poverty Alleviation, issued a public notice on Thursday inviting applications for the real estate transaction license.

As per the notice published in the Nepal Gazette on Asoj 27, metropolitan and sub-metropolitan areas have been identified as the designated zones for implementation. Firms or institutions intending to carry out property transactions exceeding the stated amount must submit their online applications within 30 days.

Applicants are required to fill out the application through the department’s website and attach the necessary documents as listed in Schedule 8 of the Land Revenue Regulations, 2036 (Eighth Amendment 2082). The department said this provision aims to enhance transparency and strengthen oversight in high-value real estate transactions.
